Construction Procurement Manager Opportunity

A dynamic Purchasing Manager position is currently open with a well-established and expanding home building company located in the vibrant Columbia, SC metropolitan area. This company boasts a positive work environment and serves multiple states in the southeast region. As the Construction Procurement Manager, you will be tasked with overseeing the complete cost management of designated profit centers.

Essential Duties and Responsibilities:

  • Cultivate new potential trade partners while nurturing existing trade relationships
  • Forecast the proper placement of trade partners in upcoming new communities
  • Collaborate closely with production to ensure trades are responsive and builders are adhering to procedures
  • Communicate product changes to sales, construction, and subcontractors and coordinate pricing adjustments as needed
  • Research subcontractor effectiveness, response times, services, performance, and workload to ensure optimal hiring and retention
  • Lead negotiations for the purchase of all labor and materials within assigned areas
  • Conduct base cost and option price analysis with a focus on new communities
  • Review plans, scopes-of-work, and specifications for accuracy
  • Renegotiate contracts with vendors when pricing expires or increases are requested
  • Provide analysis and thorough back-up information justifying necessary price increases
  • Manage special projects and assignments
  • Adjust Base Model Pricing as per the Division Manager or Sales Manager's request
  • Bid on new plans, new options, and plan changes, and input bids accurately into KOVA
  • Run a Proforma upon the completion of community setup to compare costs with a similar existing community and resolve any cost issues
  • Participate in division new community rollout meeting to address purchasing-related queries

Qualifications:

To excel in this role, the individual must be able to effectively perform each essential duty. The following requirements represent the necessary knowledge, skills, and abilities:

  • Educational background: Bachelor's degree from a four-year college or university; a minimum of five years of relevant experience in high-volume residential construction; or an equivalent combination of education and experience
  • Computer Skills: Proficiency in Microsoft Office Suite (Excel, Word, Outlook); previous KOVA experience is preferred, though not mandatory
