We are seeking a proactive leader who can effectively manage maintenance personnel, coordinate contractors, implement preventive maintenance programs, and ensure the safety and reliability of building systems.
The Property Maintenance Manager will collaborate closely with property managers, residents, vendors, and technicians to address maintenance issues promptly and enhance service quality. The ideal candidate will possess comprehensive residential property maintenance experience, proficiency in HVAC, plumbing, electrical, and mechanical systems, and the ability to manage multiple projects simultaneously.
Key Responsibilities:
- Lead, supervise, and support maintenance technicians across condominium and residential properties.
- Coordinate the inspection, maintenance, and repair of various building systems.
- Develop and execute maintenance procedures and repair plans in collaboration with property managers.
- Create and oversee preventive maintenance schedules to minimize unexpected equipment failures.
- Manage resident and property work orders effectively.
- Oversee building repair, renovation, and improvement projects from start to finish.
- Select and manage contractors, materials, and internal resources for projects.
- Inspect completed work to ensure quality, safety, and compliance.
- Maintain accurate records of maintenance activities, vendor services, and repairs.
- Utilize property management systems to document work and track maintenance activity.
- Monitor technician performance and implement enhancements to work quality.
- Communicate professionally with stakeholders in various roles.
- Respond to urgent maintenance situations and assist with emergency repairs as needed.
- Promote a culture of safety, accountability, and continuous improvement.
Qualifications:
- Prior management experience in residential property maintenance, facilities management, or a related field.
- Proficiency in HVAC, plumbing, electrical, and mechanical systems.
- Experience diagnosing maintenance issues and coordinating repairs.
- Ability to create and manage preventive maintenance programs.
- Strong project management skills with the capacity to oversee multiple projects.
- Proficiency in Microsoft Office applications.
- Organizational, documentation, and problem-solving skills.

- Valid driver's license and willingness to travel as required.
